Detailed brick and mortar work on a chimney

Why chimney bricks deteriorate

Chimney bricks are exposed on every face and often stay wet longer than bricks in sheltered walls. Repeated wetting and freezing can cause the surface to break away—a defect commonly called spalling. Water may enter through open mortar joints, cracked flaunching or the top of the stack and then migrate through the masonry.

Local brick replacement

If damage is isolated and the stack remains stable, individual bricks can sometimes be removed without dismantling a larger area. Replacement bricks should suit the size, appearance and performance of the surrounding masonry. The new joints must be finished consistently and allowed to cure appropriately.

Cracks and movement

A crack does not reveal its cause by width alone. Cracking can follow failed mortar, thermal movement, local impact, corrosion of embedded metal or structural movement. Stepped, widening or repeated cracks deserve a broader assessment before cosmetic filling.

Bricks and mortar work together

Strong mortar is not necessarily better mortar. If a joint is substantially harder and less permeable than the bricks, weathering may concentrate in the brick faces. A compatible specification helps the stack shed and release moisture without creating a new weak point.

When repair becomes rebuilding

Replacing a few bricks is sensible when the surrounding courses remain secure. Where faces are failing across most of a stack, joints are deeply eroded, or masonry is loose and leaning, a partial chimney rebuild may be safer and more durable.
